Professional Consultants Certificates
Formerly known as an Architect’s Certificate, but now known as the Council of Mortgage Lenders (CML) Professional Consultants Certificate (PCC).
Mortgage companies will usually lend on a new build property where the property is covered by a CML Professional Consultant Certificate. The CML Professional Consultant Certificate can be signed by a qualified consultant such as a Member of The Royal Institution of Chartered Surveyors (MRICS) and are ideal for self-build projects.
By signing the certificate the consultant confirms that he has visited the site at appropriate periods from the commencement and exercised reasonable skill and care to check generally progress and conformity with the drawings approved under the building regulations and that he/she will remain liable to the owner and any lenders for a minimum of six years.
The certificate will allow the self-builder to apply for stage payments on their mortgage at the agreed stages for example:
- Stage 1: First floor brickwork and wall plate
- Stage 2: Roofed in and tiled
- Stage 3: Plastered out
- Stage 4: Completion
The stages may vary depending on your lender.
